Stand-alone dwellings drive annual increase in home consents

Standalone house consents experienced an increase across New Zealand, supporting a 1% rise in overall home consents as multi-unit dwelling consents continued to decline
In total, 33,979 new homes were consented in the year ended June 2025 – an increase of 1.0% compared with the year ended June 2024. Stand-alone home consents increased by 6.3% to 15,858 over the same period.
“This is the first time in two years that we have recorded annual growth in the number of new homes consented,” said Stats NZ Economic Indicators Spokesperson Michelle Feyen.
Limiting overall growth was the fact that the number of multi-unit homes consented dropped by 3.2% to 18,121 when compared with the year ended June 2024.
Of the multi-unit homes consented, there were 14,361 townhouses, flats and units (-5.3% compared with the year ended June 2024), 2,178 apartments (+12.2%) and 1,582 retirement village units (-1.1%).
In the month of June 2025, there were 2,627 new dwellings consented (+20.6% compared to June 2024), comprising 1,302 stand-alone houses (+16.0%), 1,169 townhouses, flats and units (+30.5%), 40 retirement village units (-52.9%) and 116 apartments (+54.7%).
Regional outliers
Six regions consented more dwellings in the year ended June 2025 compared to the previous year. Otago recorded the biggest increase with 2,637 (+47.8%), followed by Taranaki with 470 (+28.1%), Tasman with 301 (+11.1), Nelson with 240 (+8.1%), Auckland with 14,295 (+3.2%), and West Coast, which consented 203 (+2.5%).
The four regions with the most consents issued were:
- 14,295 in Auckland (+3.2%).
- 6,499 in Canterbury (-1.8%).
- 2,800 in Waikato (-7.7%).
- 2,637 in Otago (+47.5%).
Consents per 1,000 residents unchanged
The number of dwellings consented per 1,000 residents remained unchanged at 6.4 for the year ended June 2025, matching the rate recorded in the year ended June 2024.
Three regions consented above national levels: Otago (10.5), Canterbury (9.5) and Auckland (8.0).
Non-residential building consents down
In the year ended June 2025, non-residential building consents totalled $9bn, down 0.9% from the year ended June 2024. The building types with the highest value were:
- Offices, administration and public transport buildings – $1.7bn (+9%).
- Storage buildings – $1.4bn (-0.3%).
- Factories – $1.3bn (+13%).
